Commercial Leasing & Property Manager

Carson, CA

The Commercial Leasing & Property Manager is responsible for the leasing, operational oversight, and tenant relations for a commercial office property located in Carson, California.This position serves as the primary on-site representative for ownership and corporate management and plays a key role in maintaining occupancy, tenant satisfaction, and overall property performance.

The role combines leasing, operational coordination, tenant communication, and administrative reporting. The position will work closely with corporate management to implement leasing strategies, maintain the physical condition of the property, and ensure efficient property operations.

This position may also provide leasing or operational support for other company-owned or managed retail, office, industrial, mixed-use, and multifamily properties located throughout California as assigned.

2% bonus on new lease and 1% on renewals 

Salary $75k

Core Responsibilities

Leasing & Occupancy Management

  • ● Manage leasing activity for available office suites to maintain and improve property
  • occupancy.
  • ● Respond to leasing inquiries, qualify prospective tenants, and conduct property tours.
  • ● Maintain active tracking of leasing leads, showings, and follow-up activity within
  • company systems.
  • ● Assist with preparation and coordination of lease proposals, applications, and supporting
  • documentation.
  • ● Coordinate with corporate management on pricing strategy, tenant mix, and marketing
  • efforts.
  • ● Maintain up-to-date knowledge of market conditions and competing properties.

Property Operations & Oversight

  • ● Monitor the day-to-day condition, cleanliness, and professional appearance of the
  • property.
  • ● Conduct regular property inspections to identify maintenance, safety, or operational
  • issues.
  • ● Ensure common areas and building systems are maintained to company standards.
  • ● Escalate operational issues to corporate management and assist in implementing
  • solutions.

Tenant Relations

  • ● Serve as the primary on-site contact for tenant communications and service requests.
  • ● Maintain professional and responsive relationships with tenants.
  • ● Coordinate resolution of tenant issues in collaboration with maintenance staff and
  • corporate management.
  • ● Monitor tenant compliance with building rules and lease obligations.

Vendor & Maintenance Coordination

  • ● Coordinate service requests and work orders with internal maintenance staff and
  • approved vendors.
  • ● Monitor completion of repairs and maintenance work.
  • ● Assist with vendor scheduling, building access, and maintenance planning.
  • ● Report ongoing maintenance issues and capital improvement needs to corporate
  • management.

Administrative & Reporting

  • ● Maintain accurate leasing, tenant, and operational records within company systems.
  • ● Prepare periodic reports for corporate management including:
  • ○ Leasing activity and pipeline
  • ○ Vacancy status
  • ○ Tenant issues or concerns
  • ○ Maintenance and operational updates
  • ● Maintain organized tenant files and property documentation.

Multi-Property Support

  • ● Provide leasing, operational, or inspection support for additional California properties as
  • directed by corporate management.
  • ● Occasional travel to other properties may be required.

Qualifications & Requirements

  • ● Active California Real Estate License in good standing.
  • ● Experience with commercial lease administration.
  • ● Minimum 3+ years of experience in commercial leasing, property management, or
  • commercial real estate operations.
  • ● Strong tenant relations and customer service skills.
  • ● Excellent organizational and problem-solving abilities.
  • ● Strong written and verbal communication skills.
  • ● Proficiency with Google Suite of Products and property management or CRM software,
  • such as Yardi. .
  • ● Ability to manage multiple priorities and operate with minimal supervision.
  • Authority & Limitations
  • The Commercial Leasing & Property Manager acts as a representative of ownership but does
  • not have authority to:
  • ● Execute or approve leases or lease modifications
  • ● Commit ownership to vendor contracts
  • ● Authorize financial expenditures beyond approved limits
  • ● Make binding legal or financial commitments on behalf of ownership
  • All such actions require prior authorization from corporate management.
